Do I need planning permission for a garden room?

Most garden rooms fall under permitted development rights and don't require planning permission, provided they meet certain criteria such as being under 2.5m in height if within 2m of a boundary. However, for larger structures, or if you're in a conservation area, listed building, or AONB, planning permission may be necessary. We can help with planning guidance as part of our service.

How long does the build process take?

The construction time varies depending on the size and complexity of the project. Typically, a standard garden room takes 2-4 weeks to complete from the start of construction. This includes groundwork, construction, insulation, electrical work, and finishing. We provide a detailed timeline during the consultation process.

Are your garden rooms and bespoke buildings usable  year round?

Yes, all our garden rooms are built with high-quality insulation in the walls, floor, and roof, making them energy-efficient and comfortable throughout the year. We use SIP panels or high-performance insulation combined with energy efficient double-glazed doors and windows. Optional heating and cooling systems can be installed for additional comfort. We can also design our buildings to comply with the latest building regulations for our habitable buildings.

What foundations do you use?

We typically use ground screw foundations or concrete slab foundations depending on the ground conditions and requirements of your specific project. Both provide excellent stability while minimising environmental impact. for home extensions we follow the latest building regulation guidance.

Do you handle electrical connections?

Yes, we manage all electrical work as part of our service. This includes running power from your main house to the garden room, installing internal wiring, lighting, heating systems, and sockets. All electrical work is carried out by certified electricians and meets current regulations with appropriate certification.

What warranty do you offer?

Our buildings come with a 10-year structural warranty covering the building's main components. We also provide a 1-year warranty on installations including electrical, plumbing, and fitted appliances. Additionally, many of our materials and components have manufacturer warranties which we pass on to you.

Can I customise the design?

Absolutely! We work closely with you to design a garden room that meets your specific needs, preferences, and garden space. This includes size, layout, window and door placement, interior finishes, lighting, and external cladding options. 

What is the typlical cost per square meter?

Our garden rooms typically range from £1,000 to £2,500 per square meter, depending on specification, finishes, and additional features. We provide transparent pricing with no hidden costs, and we work with you to find solutions that fit your budget while maintaining quality.

How long will my garden room last?

With proper maintenance, our garden rooms are built to last 30+ years. We use high-quality, durable materials designed to withstand British weather conditions. Regular basic maintenance like cleaning gutters and treating external timber (if applicable) will help ensure the longevity of your garden room.

Can I connect mains water and drainage to my garden room?

Yes, we can install plumbing for water and drainage connections if you need bathroom facilities, a kitchenette, or other water services in your garden room. This typically involves connecting to your home's existing systems and may require additional permissions which we can advise on.
